In our climate, moisture is the enemy that decides how a bathroom ages. A properly sized exhaust fan, vented outside (not into the attic), ideally on a humidity sensor, is the least glamorous line in the budget and one of the most valuable. Much of the "old bathroom smell" buyers recoil from is decades of under-ventilation — new baths should never inherit it.

Curbless showers, comfort-height vanities, and blocking in the walls for future grab bars cost little during a remodel and read as premium design, not medical equipment. A refresh — vanity, fixtures, lighting, paint — lifts a dated bath fast. Moving walls or stealing closet space to enlarge a cramped bath is the premium play, priced accordingly. The best scope depends on the room, the house, and how long you are staying.
