What genuinely wants a dry window
- Foundations and excavation — site work in saturated soil is slower and messier; late spring through early fall is the comfortable window.
- Roof-open phases — second-story additions and dormers get sequenced so the roof opens and closes inside a dry stretch (and good builders protect the house regardless).
- Exterior finishes — decks, siding, exterior paint, and outdoor kitchens want temperature and dryness; this is the work to book for summer.
The two-season rule
Whatever the project, the best time to start planning is two seasons before you want construction. Design decisions, engineering, permits, and material lead times all happen before a hammer swings — a summer addition is a winter design project, and a holiday-ready kitchen is a late-summer contract. Calling in May for a June start is how projects end up rushed or waitlisted.
