Which Home Remodels Add the Most Value in Washington?

The reliable four

  • Bathrooms. Especially adding one where the count is short: taking a one-bath house to two changes its entire buyer pool. Walk-in showers and double vanities lead the wish lists.
  • Added square footage. In a high-price-per-square-foot market, well-built additions hold value unusually well — space is the thing this region is short of.

The quiet value plays

Basement build-outs turn already-owned volume into finished living area at a lower cost per foot than any addition. Primary-suite conversions modernize older two-story homes to current expectations. Where value leaks

Over-personalization at the top of the market (the gold-plated kitchen in a mid-priced neighborhood), trend-heavy finishes that date in five years, and — above all — visible cheap workmanship. Materials are forgiven; sloppy execution never is. It reads as a warning label about everything a buyer cannot see.
