What outdoor kitchens cost in the Puget Sound area
Installed by a licensed contractor, outdoor kitchens in the Seattle–Snohomish County area generally land in three tiers. A compact grill station — a masonry or framed island, built-in grill, counter, and storage — typically runs about $8,000–$20,000. A mid-range built-in kitchen with stone counters, a sink with plumbing, an under-counter fridge, and gas and electrical runs usually prices around $20,000–$50,000. A full covered outdoor kitchen — roof structure, lighting, heaters, bar seating, premium appliances — commonly runs $50,000–$100,000+, and at that point you are really building an outdoor room, not a grill island.
Where the money actually goes
- The cover. In this climate, the roof is the difference between a kitchen you use twelve weekends a year and one you use year-round. A solid-roof structure adds real framing, footings, and often engineering — and it is the single upgrade our Washington clients say they would never give back.
- Utility runs. Trenching gas, water, drain, and electrical from the house is priced by distance and what is in the way. Placing the kitchen closer to the house can save thousands.
- Counters and masonry. Stone veneer, poured concrete, or granite over a framed island is where budgets stretch — and where cheap builds show their age first in a wet climate.
- Appliances. A quality built-in grill alone spans $1,500–$10,000+. Fridges, side burners, and pizza ovens each add their own line.
Built for nine months of rain
An outdoor kitchen in Washington has to shrug off moisture that would ruin an Arizona build twice over. That means stainless or marine-grade cabinet hardware, counters that tolerate freeze–thaw, GFCI-protected circuits, and drainage that moves water away from footings. It is also why we usually design the kitchen together with the deck or patio it sits on — one structure, one drainage plan, one permit package.
Permits, in brief
Gas lines and new electrical circuits need trade permits everywhere, and a roofed structure typically needs a building permit — the same thresholds that apply to decks. We fold the permit work and inspections into the project, priced in your itemized estimate.
